Credit card payment in full required by Eviivo (new reservation
software) @ time of booking.
An automated email confirmation from Eviivo to submitted email
address in reservation form is sent immediately after submitting reservation
form to guests (& us), so please keep that for your records. If
that isn't received immediately, it is the guests responsibility to
follow up & contact us right away, as this is typically due to
a mispelled email address in reservation form & we have no way
of knowing, since our email address is verified & we always recieve
24 hours min notice required for all reservations (without
prior verbal confirmation from us the day of). This is to ensure that
for same day bookings as arrivals, we're not only aware of your reservation,
but also that the cabin room is prepared & we'll be down in the
cabin upon guests arrivals for quick cabin / room tour / check-in.
Cancellations affect us significantly since we're a small seasonal
business. Once cabin rooms are reserved, we've set it up to automatically
block selected cabin rooms off during selected travel dates so no
one else can reserve them, in good faith that guests will honor that
commitment. We ask that guests give us at least 2 week notice (or
more) to try to allow sufficient time for us to re-rent the cabin
room(s). If cancellation notice is given 2 weeks prior to guests arrival,
then $35 cancellation fee per cabin room will be charged to the provided
credit card # in reservation form. If cancellation notice is given
less than 2 weeks prior to arrival date, we'll immediately make the
cabin room(s) available again in the hopes to re-rent previously blocked
off travel dates. If all reserved nights for each cabin room are re-rented,
guests will only be charged $35 cancellation fee per cabin room. However,
for any cabin room(s) / nights that don't get re-rented, then guests
will additionally be charged each originally reserved cabin room's
rate for any remaining originally reserved unfilled nights to provided
credit card #.
The same above applies if shortening stays by removing previously
reserved cabin room(s) for each removed night(s).
If reserved through other online listings, then those cancellation
fees / policies apply, and they may have additional fees.
If a guest reserves & then fails to show up without notifying
us, they will be charged full room rate for all nights reserved, regardless
of arrival / departure date, plus $35 cancellation fee.
No refunds for early departure
No early check-ins PLEASE.
Check in time 4:00pm-9:00pm (unless prior arrangements are
made. Combination keylocks for after hours check-in available). There
is an hourly selection in reservation form for this, since we don't
live in the cabin (small home up the hill behind it) & always
have to meet guests down there upon their arrival for quick cabin
/ room tour / check-in. However, we fully understand that it's difficult
to know in advance, so best guess is fine. If arrval time changes,
no problem, we're totally flexible & can easily adjust. Just let
us know (even the day of) closer to the arrival time via email or
phone (just leave a voicemail as we check those throughout the day)
to ensure we'll actually be down in the cabin to meet guests upon
Check out time 10:00am This is to esnure sufficient time to
turn rooms down before check-ins begins starting at 4pm daily. Guests
can stay longer in common areas if needed.
Per county & insurance, guests aren't allowed to setup
& sleep inside any of the shared common areas or off-limits areas
(like great room & especially the upstairs loft), only in rented
Quiet hours are from 9pm-7am please.
Smoking allowed outside only. Outside ashtrays are provided.
No pets allowed, including service animals, due to allergies,
sorry no exceptions.
